Bilhassa konut fiyatlar\u0131ndaki ger\u00e7ek d\u00fc\u015f\u00fc\u015f trendinin hangi noktaya kadar devam edece\u011fi b\u00fcy\u00fck merak konusu. Endeksa\u2019n\u0131n \u015fimdiki konut k\u0131ymet raporu datalar\u0131na nazaran, gayrimenkul fiyatlar\u0131ndaki art\u0131\u015f oran\u0131 A\u011fustos 2024\u2019te de enflasyonun alt\u0131nda kalmaya devam etti.<\/p>\n<p>B\u00fcy\u00fck data tahlili ve yapay zek\u00e2\u00a0teknolojisiyle gayrimenkul de\u011ferleme ve b\u00f6lgedeki en uygun, en muteber emlak dan\u0131\u015fmanlar\u0131na ula\u015fma imk\u00e2n\u0131 sunan\u00a0Endeksa\u2019n\u0131n raporunda, sat\u0131l\u0131k konut fiyatlar\u0131n\u0131n bir y\u0131l i\u00e7erisinde %30; son bir ayda ise %1 y\u00fckseldi\u011fi g\u00f6r\u00fcl\u00fcyor. Lakin ger\u00e7ek fiyat de\u011fi\u015fimlerine bak\u0131ld\u0131\u011f\u0131nda (enflasyondan ar\u0131nd\u0131r\u0131lm\u0131\u015f) sat\u0131l\u0131k fiyatlar\u0131n y\u0131ll\u0131k %17, ayl\u0131k ise %2 d\u00fc\u015ft\u00fc\u011f\u00fc g\u00f6zlemleniyor. A\u011fustos ay\u0131 sonu prestijiyle T\u00fcrkiye genelinde ortalama konut metrekare sat\u0131\u015f fiyat\u0131 26 bin 640 TL\/m2, ortalama konut fiyat\u0131 ise 3 milyon 463 bin 200 TL olarak ger\u00e7ekle\u015fti. Konut yat\u0131r\u0131m\u0131n\u0131n ortalama geri d\u00f6n\u00fc\u015f m\u00fcddeti ise 13 y\u0131l oldu.<\/p>\n<p>Endeksa Genel M\u00fcd\u00fcr\u00fc ve Kurucu Orta\u011f\u0131 G\u00f6rkem \u00d6\u011f\u00fct, A\u011fustos 2024 datalar\u0131na dair yapt\u0131\u011f\u0131 a\u00e7\u0131klamada, \u015fu s\u00f6zleri kulland\u0131: \u201cSat\u0131l\u0131k konut piyasas\u0131nda uzun m\u00fcddettir reelde d\u00fc\u015fen, yani enflasyonun alt\u0131nda kalan bir seyir var. Lakin piyasada \u015fu anda, bu fiyatlar\u0131n art\u0131k daha fazla d\u00fc\u015fmeyece\u011fi taraf\u0131nda bir alg\u0131 h\u00e2kim. Bunun bir yans\u0131mas\u0131n\u0131 da ge\u00e7ti\u011fimiz ay T\u00dc\u0130K\u2019in a\u00e7\u0131klad\u0131\u011f\u0131 say\u0131larda g\u00f6rd\u00fck; sat\u0131\u015f adetlerinde uzun m\u00fcddettir birinci sefer bir s\u0131\u00e7rama ya\u015fand\u0131. Nat\u00fcrel daha \u00e7ok nakit al\u0131mlar\u0131n \u00e7o\u011funlukta oldu\u011funu belirtmek gerek lakin bu bize \u015funu g\u00f6steriyor: Y\u0131l sonunda faiz indiriminin gelebilece\u011fine dair beklentilerin yan\u0131 s\u0131ra, d\u00f6vizin ve m\u00fcnasebetiyle in\u015faat maliyetlerinin artma ihtimali sebebi ile pek \u00e7ok ki\u015fi, nakit paras\u0131n\u0131 yine gayrimenkule y\u00f6nlendirmeye ba\u015flad\u0131. Endeksa olarak \u00f6ng\u00f6r\u00fcm\u00fcz de bu taraftayd\u0131, bir m\u00fcddettir nakitte olanlar i\u00e7in gayrimenkul piyasas\u0131nda bir al\u0131m f\u0131rsat\u0131 g\u00f6rd\u00fc\u011f\u00fcm\u00fcz\u00fc s\u00f6yl\u00fcyorduk. Bilhassa oturum emelli konut almay\u0131 d\u00fc\u015f\u00fcnenler, art\u0131\u015f surat\u0131ndaki bu d\u00fc\u015f\u00fc\u015f e\u011frisi tekrar \u00fcst istikamette hareket etmeden bu f\u0131rsat devrini ka\u00e7\u0131rmamal\u0131.\u201d<\/p>\n<p><strong>4 b\u00fcy\u00fck vilayette en fazla fiyat de\u011fi\u015fimi Ankara ve \u0130zmir\u2019de<\/strong><\/p>\n<p>Ankara, \u0130stanbul, Antalya ve \u0130zmir vilayetleri kar\u015f\u0131la\u015ft\u0131r\u0131ld\u0131\u011f\u0131nda en y\u00fcksek nominal k\u0131ymet art\u0131\u015f\u0131, \u0130zmir\u2019de ya\u015fand\u0131. \u0130zmir\u2019de sat\u0131l\u0131k konut fiyatlar\u0131ndaki y\u0131ll\u0131k de\u011fi\u015fim nominal olarak %33 art\u0131\u015f olarak kaydedilirken bu bilgiler enflasyondan ar\u0131nd\u0131r\u0131ld\u0131\u011f\u0131nda fiyatlar\u0131n ger\u00e7ek olarak %15 azald\u0131\u011f\u0131 g\u00f6r\u00fcld\u00fc. \u00a0\u0130zmir\u2019de ortalama konut metrekare sat\u0131\u015f fiyat\u0131 35 bin 238 TL, ortalama konut fiyat\u0131 ise 4,4 milyon TL oldu.<\/p>\n<p>\u0130zmir\u2019i, %32\u2019lik y\u0131ll\u0131k nominal art\u0131\u015fla \u0130stanbul Ankara izledi. Enflasyondan ar\u0131nd\u0131r\u0131lm\u0131\u015f datalara nazaran her iki vilayette de sat\u0131l\u0131k konut fiyatlar\u0131 bir y\u0131lda %16 d\u00fc\u015f\u00fc\u015f g\u00f6sterdi. \u0130stanbul\u2019da ortalama konut metrekare sat\u0131\u015f fiyat\u0131 40 bin 741 TL\/m2, ortalama konut fiyat\u0131 ise 4,6 milyon TL. Ba\u015fkentte ise ortalama konut metrekare sat\u0131\u015f fiyat\u0131 22 bin 156 TL\/m2, ortalama konut fiyat\u0131 ise 2.8 milyon TL.<\/p>\n<p>Antalya\u2019da ise y\u0131ll\u0131k k\u0131ymet art\u0131\u015f\u0131 %19 d\u00fczeyindeyken, enflasyondan ar\u0131nd\u0131r\u0131lm\u0131\u015f say\u0131lara nazaran art\u0131\u015f surat\u0131nda %24 oran\u0131nda azalma g\u00f6r\u00fcl\u00fcyor. Antalya\u2019da ortalama konut metrekare sat\u0131\u015f fiyat\u0131 35 bin 595 TL, ortalama konut fiyat\u0131 4 milyon TL.<\/p>\n<p>T\u00fcrkiye geneli konut piyasas\u0131nda en y\u00fcksek sat\u0131\u015f fiyatlar\u0131nda Mu\u011fla \u00f6ne \u00e7\u0131k\u0131yor. Turizm merkezlerinden Mu\u011fla\u2019da ortalama konut metrekare sat\u0131\u015f fiyat\u0131 61 bin 419 TL\/m2 iken ortalama konut sat\u0131\u015f fiyat\u0131 8 milyon TL olarak ger\u00e7ekle\u015fti.<\/p>\n<p>Kiral\u0131k konut piyasas\u0131nda da art\u0131\u015f surat\u0131ndaki yava\u015flama trendi devam ediyor. Endeksa datalar\u0131na nazaran, Haziran 2024\u2019te sona eren %25 kira d\u00fczenlemesinin akabinde %66 olarak a\u00e7\u0131klanan T\u00dcFE oranlar\u0131na kar\u015f\u0131n, a\u011fustos ay\u0131nda s\u0131f\u0131r kiralamalardaki art\u0131\u015f %47\u2019yle sonlu kald\u0131. Kiralardaki y\u0131ll\u0131k art\u0131\u015f enflasyondan ar\u0131nd\u0131r\u0131ld\u0131\u011f\u0131nda ise %6 azalmaya i\u015faret ediyor. Endeksa Genel M\u00fcd\u00fcr\u00fc G\u00f6rkem \u00d6\u011f\u00fct, s\u0131f\u0131r kiral\u0131k konutlarda ger\u00e7ek d\u00fc\u015f\u00fc\u015f\u00fcn sat\u0131l\u0131k konutlara nazaran daha yava\u015f olmas\u0131n\u0131n gerisinde mevsimsel tesirler oldu\u011funu s\u00f6yleyerek \u015f\u00f6yle devam etti:\u00a0<\/p>\n<p>\u201cKiral\u0131k piyasas\u0131nda d\u00fc\u015f\u00fc\u015f surat\u0131 sat\u0131l\u0131k kadar agresif de\u011fil zira i\u00e7inde bulundu\u011fumuz aylar \u00fcniversitelerin a\u00e7\u0131ld\u0131\u011f\u0131, \u00f6\u011frenciler i\u00e7in yeni meskenlerin tutuldu\u011fu aylar. \u00dcstelik, \u015fu an s\u0131f\u0131r kiralamalarda %45 civar\u0131nda bir art\u0131\u015ftan bahsederken eski kirac\u0131lara T\u00dcFE baz al\u0131narak %65 art\u0131r\u0131m uygulanabiliyor. Bu geli\u015fmeler, yat\u0131r\u0131mc\u0131lar i\u00e7in de\u011ferli f\u0131rsatlar sunuyor. Bilhassa amortisman m\u00fcddetlerinin k\u0131salmas\u0131 ve kira getirilerinin enflasyonun \u00fczerinde seyretmesi, gayrimenkul yat\u0131r\u0131mlar\u0131n\u0131 daha cazip hale getiriyor.
